Level 2 vs Level 3: choose for the property, not the price
Level 2 suits many conventional homes in reasonable condition. Level 3 is for greater age, complexity, alteration, disrepair or planned work.

Choose Level 2 when
The home is conventional, appears reasonably maintained and has a straightforward layout. You want practical defect and maintenance advice without the most extensive report.
Choose Level 3 when
Age, non-standard construction, multiple alterations, visible disrepair or planned renovation increases uncertainty. The extra detail is most valuable where the wrong assumption could lead to a large repair liability.
Still unsure?
Send the surveyor the listing, age, construction details, alterations and your concerns. Ask them to explain why their recommended level fits the property. The cheapest quote is not necessarily the lowest-risk decision.
