2026 cost guide

How much does a house survey cost?

A sensible planning range is roughly £300 to £1,500+, depending on the survey level and the property.

Typical starting ranges

SurveyPlanning rangeOften suited to
RICS Level 1£300–£500Conventional homes in good condition
RICS Level 2£400–£900Most standard houses and flats
RICS Level 3£600–£1,500+Older, altered or unusual buildings

What changes the fee?

Surveyors normally consider the property’s size, value, age, construction, location, condition and the depth of reporting required. A low headline price is not automatically good value: check exactly what the inspection and report include.

Before accepting a quote

  • Confirm the survey level and whether a market valuation is included.
  • Ask when the inspection and report will be completed.
  • Check the surveyor’s experience with your property type.
  • Compare the scope, not only the price.
