RICS Level 2 survey: the common middle ground
Level 2 is aimed at conventional properties in reasonable condition where a buyer wants more detail and practical advice than Level 1 provides.
What Level 2 adds
RICS says Level 2 includes a more extensive visual inspection, identifies defects that may affect the property and gives advice on repairs and future maintenance. It can also flag matters that need further investigation before they become serious.
Survey only or survey with valuation
A Level 2 service may be offered as a survey only or with a market valuation and an insurance reinstatement figure. Do not assume those figures are included: ask for the scope in writing when comparing quotations.
When it may fit
- The property is conventional and in reasonable condition.
- Its form and layout are relatively simple.
- It has not undergone extensive alteration.
- You want advice about visible defects, repairs and maintenance.
When Level 3 may be better
Level 3 deserves consideration for older, large, run-down, extensively altered or unusual buildings, and where major works are planned. Paying for too little detail can be false economy if the property carries obvious complexity.
