RICS Level 3 survey: the most detailed option
Level 3 is designed for properties whose age, condition, construction or planned works justify a more extensive investigation and report.
What the report is intended to add
RICS describes Level 3 as its most comprehensive Home Survey. It examines construction and materials in more depth, discusses visible defects and possible hidden problems, and provides advice about repairs, priorities and the consequences of leaving work undone.
Properties that may justify Level 3
- Older, large or visibly run-down buildings.
- Unusual construction or materials.
- Homes with substantial extensions, conversions or alterations.
- Properties where the buyer plans major renovation.
- Situations where defects or maintenance liabilities are a particular concern.
Detailed does not mean destructive
The service remains subject to its agreed scope and access limitations. A surveyor may recommend specialist investigation where they cannot reach a reliable conclusion visually. Ask what areas will be inspected and what will remain inaccessible.
How to compare quotations
Confirm the inspection scope, report format, repair advice, expected timescale, VAT and additional charges. Give the surveyor relevant documents and a written list of concerns before the visit.
